Selling Land

Best place to sell residential land? Rear of our garden has potential to build a house there. Other neighbours already done so.

Prefer a private sale rather than estate agents. Who are the best people to approach?

    Have you applied for any planning permissions? The land will be worth a lot more if you have outline planning for a dwelling.

    Speak to your neighbours to obtain details of who they sold their land to or check Land Registry records.

    Without the prospect of planning permission the land is worth comparatively little. With outline planning permission you could probably add a zero, possibly 2 zeroes to its value.

    Is there enough space for a dwelling AND a garden?
    Can a property be built without cutting down mature trees?
    Would there be access to the property (and if it backs onto a road, is there enough driveway visibility to match the speed limit, for national limit, this is a comically long distance).
    Are there any local restrictions which could block things.
    Are you in an area of NIMBYs (neighbors having sold land is a good sign, they won't want to shoot themselves in the foot).

    Planning permission in this country is a nightmare which is why having proof it'll be granted is so valuable.

    Whoever bought the neighbors land may be very interested in yours if it allows them to build a block of terraced housing or flats. Outside of that, estate agents or specialist land sellers (look on rightmove for land sales in your area, see who is handling it).
