Separate not combined solution, so may not appeal; and assumes router is preferred rather than hotspot device:

Tenda 4G06 CAT4 4G LTE WiFi Router. Theoretical max 150Mbps cellular; 300Mbps network.
    £30 inc 2 yr wrnty uk.webuy.com/pro…417
or £59 direct Amazon (or £50 Amazon Like New) amazon.co.uk/dp/…GJR
or £90+ for 5G router options.

One-month sim no contract no credit check:

£9.98 Lebara (Vodafone network) max three months before price increase, but may be able to rinse & repeat mobile.lebara.com/gb/…176

£16 Talkmobile (Vodafone network) possibility of £30 Topcashback according to HUKD deal thread hotukdeals.com/dea…501

£20 IDmobile PAYG (Three network) idmobile.co.uk/sho…nly

    £20 SuperdrugMobile (Three network) superdrugmobile.com/reg…iew

    Other networks' unlimited is limited.

So I do need a router thing mifi - its basically to give our new house WiFi until such times as we are ready to get a phone line in, new build.

The previous 4G hardware suggestion based on Tenda 4G06 router should satisfy your temporary requirement.
It even has LAN ports for connecting devices via ethernet cable and with its dual external antenna (edit:) it should maximise cellular signal reception whilst the twin internal antenna can beamform to provide decent wifi penetration.

The router is effectively £10 to quasi-hire (buy for £30; sell it back at £20 voucher),
and up to three months of unlim data is £9.98/m (Lebara/Voda) or £20/m (Three/IDm/SD) no contract no credit check cancel anytime.

If 5G is available at location, add about £60 upfront (effectively total £30 quasi hire) for 5G hardware. (edited)

Might be better off buying your own (unlocked) router (or even just using an old phone) and choosing a 30 day unlimited data SIM based on who has the best speeds in your area. (edited)

I got an unlimited sim with cashback, and a mifi (I think that’s what it’s called)

Tether a/your phone with the most appropriate SIM !?!
Unlimited is not always necessary, what is your usage ?!?

Cex ended up being out of stock and refunding me. Picked one up from Amazon Warehouse instead for a similar price. Got the Lebara SIM as well.
Tested it all out today, 40mb WiFi in seconds. Perfect and will do us in our new home for 1-2 months while Openreach sort themselves out!
