    I'm after a brick seal but I've been told it has to be breathable otherwise you will get a damp issue. Anyone know of a decent breathable one? This one doesn't say it's breathable so I guess it won't be.

    Try Stormdry. It's not cheap but supposed to be better.

    Thanks OP. Book marked.
    If brick work the first think to check is your pointing and if needed, channel out and repoint.
    Then see if the flashing has failed in the valley or joints, or laid wrong. Then replace the flashing. Lastly is use this stuff, if still needed!
