sorted byDoes anyone who works in the building trade have an idea if building material prices are likely to come back down significantly over the next 12 months or not? I’m planning a home extension project but quotes are coming in ridiculously high right now. (edited)
For the base and roof I am using pressure treated 4x2, with a DPM between the floor joists and bearers/pads and maybe not absolutely necessary for the pent roof as that will have an EPDM covering.
Regarding pricing, I can't comment on the future but I planned to do this work end of last summer and since then prices have dropped by between 30 -40%.
For example my total timber costs (at The Timber Group who can fulfil the whole order not TP) have dropped from about £1200 to about £800 for a 4.2x2m shed. (edited)

Building a shed needs redwood, preserably ACQ treated which means you need stainless or hot dipped zinc screws / nails if you want to do it properly.
But I avoid travis because I’ve always found them to be so overpriced in the past have they started to get more competitive lately genuine question.
Anyone know where I can get good price on full sheets of 18mm Marine Ply? Currently it's looking like £80+ per sheet. Is it feasible to use something cheaper for 12mm then just overlay 6mm marine ply or is this a dumb thought because cold and damp will get to the non marine ply inner anyway? Perhaps there is an option for a cheaper sheet material and I paint it with something?
All 'newb' abuse and 'get a pro' comments are welcome and understood, but right now with what tradesmen want to charge in our area even if they bother to turn up or quote are just not feasible, all constructive advice appreciated.
I’m looking to do our shed roof when the weather gets back to ‘normal’ and for marine ply locally we’re talking £95 a sheet for 18mm! When I looked a bit further afield, i.e. someone posted a link on here, I found a more palatable price here. I also keep coming across exterior grade ply which seems a reasonable price but I’m not sure what the difference is!
A lot of timber yards are local so maybe best to say roughly where you are in the country? (edited)
It was an eye opener as people joke about the terrible quality of timber in Wickes.
