Online Estate Agent - no sale no fee

Hi,

Looking to sell my house (value approx £450k) as im emigrating to Aus. Local estate agents all want 1% plus vat. I've had a look at online agents and if you want rightmove then you'll be paying on average £700/800 upfront. I'd rather not do that, as the Aus thing may fall through and could be losing £5k on visa so don't want to add another £800 on estate agents onto it.


So looking for an online agent that does no sale no fee for something like £1k ish upon completion. Anyone know of anywhere that does something like that?

    Have a look to see if you have an Exp.uk.com agent in your area. They are independent agents. My sons house is on no sale no fee for a fixed £800+vat. The same agent sold my late parents house with no hitches. Our one publishes on Rightmove.

    Ah great, sounds like what I'm looking for.

    Is the £800 fee their standard charge, as their pricing isn't listed on their website!?

    I've fired an email off to the two closest agents, will see if they get back to me.

    bit of a rule of thumb; get 3 local agents to do free valuation; compare services offered with the costs involved then whoever you think is best add 10%(at least) to that valuation. They will then have to work their socks off to get that price for you. If they do, then they deserve the 1%. You can bet your bottom ausie dollar buyers are going to offer less than your asking price so might as well add some on up front so in effect it is the buyer paying the estate agent fee. If you can't get an estate agent to work like this take your business elsewhere.

    Unless you have a highly desirable location / property, it may be worth having an agent rather than do everything yourself. Also, why are you in a rush to sell if your move is not yet confirmed?

    A lot of people have been listing their own properties using Strike and paying no fees. May be worth a look into?

    It's not free anymore, £800 to get it listed on rightmove.

    1% is not bad at all, local agents to me want alot more.
    In these situations alot of people think they are being clever, but don't realise that agents can push and sell properties better than you can and most of the time it will be more likely to sell. They probably already have people on their books waiting to view and relationships with potential buyers, so they will 100% get you more exposure. They could also probably get thousands more, which would covers their fees by negotiating a higher overall price for you. Then there is all the paperwork and legal risks.

    I'm not saying what you should do, just something to really consider. In most cases the risks of going it alone likely outweigh the benefits.

    Not all estate agents are 'dodgy'. If you want a sale then you really do need to use one. They will then iron out any issues during the sale and will placate any potential buyers when you withdraw from the sale as you are no longer emigrating - which hopefully won't happen. Imagine dealing with irate buyers directly!

    Good luck with everything but with the biggest asset you have you really don't want it going wrong.

    i am not a fan of online estate agents like your purple bricks and in the current climate of difficult times in the property market, it is even more important to go with a good high street estate agent.

    trying to sell a property using cheap services is like saving the pennies but losing the pounds. from my experience in selling properties, choosing a good estate agent is very important and well worth paying their fees as without them the sale would have fallen through or dragged on or not happened at all. and i got more for my property through them being good at negotiations than i would have estimated how much my properties were worth.

    the key is to find a good estate agent and not just look at the fee headline.

    The issue you face is you need your house on Rightmove or similar, which isn't cheap. So you can either go the Purple Bricks route and pay a smaller amount but if the house doesn't sell or your move falls through you lose the money. The alternative is to use the traditional agent on a no sale no fee where they take the risk of doing the work with no guaranteed income at the end. Given the implied lack of certainty over your move I'd be inclined to use a traditional agent.

    I sold mine last year £1500 no sale no fee. That was through a local estate agent and included video on rightmove. The fee came out of the proceeds of the sale, I paid nothing up front. Appreciate that isn't online, but such estate agents do exist

    Sold a BTL last year using a local agent. Where the agent came in handy was photography, holding a key and walking potential buyers through the apartment, and pushing things along when they got sticky with solicitors not talking to each other etc. The EA charged 1%. (edited)
