Where to find a Snagging Clerk/Surveyor for New Build

I am close to exchange and complete on a new build. I want to get a new build snagging survey done just after I get the keys and before I bring in my furniture.

But I am unable to locate a new build snagging firm in my area.

I did locate a couple through Google, they seem to be national firms but they do operate in my area (Reading), but none of them have availability before the first week of December. And, my completion is probably within 10 days.

Is there any website or directory I can look-up for finding new build snagging clerks or surveyors?

The ones which come up at top on google might be the ones who have paid to be on top of search results.

I know from experience there are certain builders that are known for poor finishing.

For what it's worth... seems a little niche. Broaden your search to just look for surveyors in your area. Give them a call and subject to availability, sure one will take on the job. (edited)

I’ve also used Homesnag and they were very helpful. A few of our neighbours ended up using them too and were also happy. We do live in a completely different part of the country, and our alternative options were more limited. It is a bit niche and local surveyors we spoke to weren’t keen on doing the job - so you may need to use a specialist.

Do it yourself and on the snagging form, write clearly that you are a homeowner, not a qualified surveyor.

A decent firm should come round after 6 months to repair the inevitable shrinkage that stems from modern rapid construction. You already signed a contract to purchase the house. You do not have to sign a further form limiting the builders liability. Just state very clearly you have been forced to sign the form and you are not qualified in any respect to judge their workmanship.

Ask you solicitor if no sure (unless its the builders recommended solicitor in which case you deserve no sympathy from anyone about anything to do with buying it).

Is there a form that you need to sign with the snags? Most new builds come with a 2 years, we'll fix anything that's a snag that you find. Like OP, we had a snag survey done before we moved in because it's easier with no furniture. We took the site manager through the snags and agreed priorities and ignored some that we didn't want to fix.

We never signed a thing. Also the challenge with doing it yourself, there are certain things that you wouldn't be able to spot without specialist equipment like heat loss.

Thanks for that. Times change. Interesting thought about 'heat loss'. I would not classify that as snagging.

I think it is if cavities haven't been insulated properly or windows/doors fitted incorrectly.

That's a shame. If you're on having a snagging survey done you can have it done after, it's just more of a challenge with furniture etc.
