    Would building regulations approve this?

    Nope, not even close. Insulation is only 25mm, you're looking at more like 170mm of PIR to meet U values required by regs on the roof. I suspect they might also have something to say about non graded timber being used in structural applications (and I somehow doubt they've actually sized everything to regs anyway). Metal roofing is generally not allowed on domestic properties, and the windows only seem to be single glazed.

    Honestly this is a lot of money for a glorified shed, give the same money to a decent contractor and they could probably do something a lot better.

    At this height and its obvious purpose, you'd need planning and building regs sign-off. Even if you got planning, 25mm of insulation on wood with cladding is only going to get you down to 0.88W/m2K which is way over the limits (0.26W/m2K). Building Control is going to laugh as they tell you to tear it down or spend thousands on fitting a proper insulating layer.

    And as points out, that's before adding windows, doors and a roof, a base, guttering, services, electrics and plumbing. It's not a £38k project, it's £138K+. And the rest… All for a 10 year material warranty. I've had sheds with longer warranties.

    I know it's all a joke, but it's not funny if somebody actually buys one of these.

    I always wondered.... why not buy an acre of cheap land and throw this on it. Couple of solar panels, some water collectors, if your land has a running stream you could create a hydro generator for nighttime electric

    It's not just government officials you have to worry about. Anyone in the local area could report you or even someone just out walking in the countryside. Many people have tried and failed to find a little bit of land to live on. One of the more successful ways seems to be to build a trailer home as there are different rules about temporary structures but it's all a grey area.

    I wish I could find a plot that'll fit this and would stand a chance of getting planning permission for a house for just £100,000

    I have my doubts that you'd even get PP for this though as I'd bet the insulation is extremely lacking.

    My Dad was a carpenter and said wooden houses wouldn't work in our wet winters in the UK.

    Wooden houses would work in the uk, it’s that most building controls don’t like to use timber as they’re stuck in the old days. They also make us fit stupid sized steels which need to be supported by brickwork. Timber is so much better these days and a lot better insulating then brickwork but they just don’t like it being used!

    As a liveable space, of more than 30sqm, shouldn't it be compliant with building regulations, e.g the materials may form a fire hazard?

    Those apply if you build within 2m boundary of your neighbour. Yet if you use fire retardant cladding then you can get away with it. If you pass building regulations then Bob's your step-sister.
