    Check whether you need planning permission.
    I'm not 100% sure, but the info I found said it should be less than 15m2 for permitted development.

    Its a shed with no windows not a garden room.

    Timber Framed outbuildings including sheds, greenhouses, swimming pools, and cabins are permitted if they are not forward of the principal wall of the main house, are single storey and not exceeding 2.5 metres in height. No verandas, balconies or raised platforms and not more than half of the land surrounding the original house is to be covered.

    Wilko are struggling. Part of the problem seems to be stores in the "wrong place", considering rents etc.

    My local Wilko is in a very convenient location, but I'm not the one paying the rent. They now have competition from a "Home Bargains" just up the road as well, which cannot help.

    Can anyone who knows about sheds comment if this is actually any good or not for the price? I need a big shed but have no idea what overlap is.

    Overlap sheds are and this will be on the bonfire within a few years.
    Your fence panels will more than likely be made with the same thin overlap timber so imagine a shed made with fence panels.
    Ideally you want a shed built with shiplap, or if you want one that'll last 20+ years buy log lap.
    Your local garden shed manufacturer would be the best place to compare quality and get best value for money. (edited)

    Tbf, if you put a relatively simple 3x2 cls internal frame up, swapped the doors out for upvc patio doors from marketplace or similar, this would probably be cheaper to fix to the frame as an outer shell of cladding than buying cladding yourself separately!
